HomeFlex Work Process

The Experienced Developer of Flexible Housing for Migrant Workers

HomeFlex is the experienced developer of flexible accommodation locations and creates custom housing for migrant workers. Tailored to the wishes of companies, municipalities, landowners, (local) residents, and future tenants. Taking into account the often complex laws and regulations and considering the threats (and opportunities!) of grid congestion.

Many aspects play a role in developing flexible housing and accommodation locations. HomeFlex is the connecting link between these topics and the parties involved.

E

We assist municipalities with policy formation and bring in specific expertise, including in the area of laws and regulations.

E

We find landowners and are attentive to their specific interests in the development planning.

E

We place great value on community dialogue and involve local residents in the development planning at an early stage.

E

We create a master project plan and execute it step by step; even when things get tough, we persevere.

E

We meticulously prepare permit applications and complete the spatial justification in detail.

E

We map out the energy situation at an early stage and find sustainable solutions, for example, when only a small-scale connection is available.

E

We build flexible housing that meets the requirements of the Stichting Normering Flexwonen (SNF) but usually exceeds them. Thanks to innovative thinking, HomeFlex homes are prepared for a much longer lifespan than 15 years.

E

The recommendations from the Roemer report are a self-evident standard for HomeFlex in the development of our locations.

In all phases and on all aspects of the development planning, HomeFlex works diligently and accurately and is able to truly manage a project. When a process becomes sluggish, HomeFlex continues with only one goal in mind: actual realization of the project. Only in this way can we serve migrant workers with housing that does justice to their contribution to the Dutch and European economy. This is what drives us: creating comfortable and affordable living space for employees from abroad.

New Construction

Modularly built homes or apartments that can be realized on-site in a short time. Often with a temporary permit, this new construction is an addition to the regular housing task.

Congestion Solution

Congestion, No Obstacle

We do not shy away from challenges regarding the presence of utilities at our new construction sites. By using innovative solutions, we can still provide our locations with electricity, water, and drainage.

Communication approach

24/7 Management Service

With our management service, we relieve tenants and residents of worries and are available 24/7 for malfunctions or emergencies. During inspections, the homes are checked for safety and hygiene, among other things.

Featured project

Housing for 64 Migrant Workers in Katwijk

In Katwijk (South Holland), HomeFlex realized a complex with flexible housing in 2017. Since then, it has provided comfortable living space for 64 flex workers from abroad. There are 16 residential units for 4 people, each with a shared living room, shower, toilet, and four separate bedrooms for residents’ privacy. Each apartment’s front door connects as much as possible directly to the outdoor space, which improves overview and manageability.

Custom Solutions

What Does That Look Like?

Our flexible housing consists of units that are manufactured in the factory and placed on the site in a short time. These can be made in multiple building layers and various layouts. Each home has its own front door and is delivered carpeted and furnished. The layout of the residential units is tailored to the needs in the respective municipality. Layouts can be made with 2, 3, or 4 bedrooms, with a standard of 1 person per bedroom. There is a choice of apartments, houses, or studios, and multiple options are also possible for the exterior appearance.
